Why is Hiring a Reputable Realtor So Important?

by Susan Paigeon January 4, 2019 ~ Leave a Comment

It is exceedingly important to hire a reputable realtor, regardless of whether you are trying to buy a new home, sell your old one, or both. In this article, we’ll talk about why getting a realtor with a less than sterling reputation can be a costly mistake.

You’ll Get the Best Deal If You’re Selling Your Home

If you are trying to sell your home, hiring a reputable realtor means that you’re likely to get the most money out of the deal. Realtors know how to negotiate with potential buyers by framing your house in the best possible light. They can gloss over any negatives about it, and they can talk up the best features so that you get top dollar.

Using a Shady Realtor Can Lead to Problems

If you get a realtor who has a reputation that is less than great, you might end up regretting it. Realtors who are known in the industry to cut corners and misrepresent themselves or their properties can get you in legal trouble. They might suggest using tactics that are in legal gray areas, or they might tell you to do something that is entirely illegal, yet you might not know it if you’re inexperienced in the realm of real estate transactions. If a complaint is made against you with the authorities, only then will you realize that your realtor steered you in the wrong direction.

You Want Everything to be Above Board

If you use a realtor who gives you some bad advice, you could end up losing your earnest money, or you could buy a property not knowing that it has a lean on it. This occurs when the person who is selling the property to you does not own it free and clear. It is one of the duties of a realtor to research a property thoroughly if you intend on buying it. An incompetent or dishonest realtor might not be able or willing to do that.

You Won’t Have Any Regrets

A good realtor will know the ins and outs of real estate law, and they will be able to look over any paperwork before you sign it, regardless of whether you are buying a piece of property or selling one. Unless you are an expert in these areas, you need that representation, and part of why you’re paying a realtor their commission is to keep you out of trouble. They must be able to spot any abnormality and warn you about it.

Whether you are buying property in Florida or anywhere else, real estate law can tricky at the best of times. You’re always going to want to locate and use a realtor who has been in the business for a good amount of time and has a wealth of practical experience on which to rely. If you speak to someone who seems untrustworthy, then they probably are. Trust your instincts, and be sure to research the realtor whom you select very carefully. If you do not, you could end up losing money or in serious legal trouble.
